The one rule that makes this safe
Every figure is a blank with a SOURCE column, and no number is written that cannot be sourced. Cash-to-close numbers come from a lender's worksheet; monthly numbers from bills and quotes. Figures are filled per property, never estimated. A blank with a reason is credible; a confident wrong number is what costs a closing.
Why the condo statutes are not printed on the form
Florida's milestone-inspection and structural-reserve requirements have been amended more than once since 2022. The 2026-Florida notes are prose that tell the buyer to confirm the current requirement rather than printing a threshold that outlives the statute.

The Loan Estimate is the source. Federal law requires your lender to give you one within three business days of application, these lines are filled from it, not guessed.

Taxes are shown on a non-homestead basis. The seller’s current bill reflects their exemptions and cap, it is the most misleading number a Florida buyer inherits. Your bill resets on your purchase price.

3 · Two 2026-Florida numbers to pin down before you write
Insurability

In 2026 Florida the insurance quote, not the mortgage, is what surprises people. The premium is driven by the roof age and covering, the age of the major systems, the flood zone, and whether a current wind-mitigation report exists. Get a real quote on the specific address before the inspection period ends, not a rough number, a bindable quote.

Assessment exposure, condo & HOA only

Ask, in writing, whether any special assessment is voted, pending, or discussed, and what the milestone inspection and structural reserve study show. Confirm the current statutory requirement with the association or the closing agent. This sheet does not print the trigger thresholds, because a form outlives a statute. An assessment you learn about after closing becomes your bill.
