Median sale price, days on market, and months of supply are from Florida Realtors (MLS data), all property types. For the larger counties these are the latest month; the smallest counties, tagged with a year, use the latest full year instead, because too few homes close in a single month there for an honest median. Median rent is the Census median gross rent (American Community Survey, 2024) for every county. Some counties are served by separate local MLSs (for example Navica in Dixie, Gilchrist, and Levy, and North Florida MLS in Columbia); figures reflect the statewide MLS data and may not capture every locally listed sale. All figures refresh with the weekly Corridor Report.

The migration to the middle

Why the ring is converging.

The ring is where the coasts and the metros meet the interior. Buyers priced out of, or weathered out of, the coast look inland for land and a lower cost of carrying it. The interior is more affordable and more insurable, with no state income tax and a capped assessment on homestead property. In the ring, that buys acreage, a small town, and room a coastal budget cannot reach, within reach of the Gainesville and Ocala anchors.

The middle is not one town. It is a ring of them, and it is filling from every side.

Levy, Gilchrist, Dixie, Lafayette, Suwannee, Columbia, Union, Bradford, Clay, Putnam, Lake, Sumter, Citrus, and Hernando. Alachua (Gainesville) and Marion (Ocala) are the two anchors at the center, each with its own page.

Why buy in the ring instead of on the coast?
