Before anything else, here are the two commitments I will put in writing, and you can hold me to both.
I will tell you the truth about a home's value before you fall for it, not after. It is easy to be the agent who says yes to every house and lets you talk yourself into the number the seller is hoping for. It is also the single most expensive thing an agent can do to you.
Almost every buyer has a story about an agent who was attentive until the contract was signed. A purchase is a chain of deadlines, an inspection window, a financing date, an appraisal, and one missed date can cost you the home or your deposit. Every one runs through a system I built myself, so you always know where your purchase stands, hear the hard conversation early, and never have to chase me for an answer.
Price and rate are the two numbers everyone fixates on, but you do not live in the price and you do not pay the rate: you pay the monthly payment they add up to, and that is the number we build every decision around. It changes how a bidding war looks. At today's rates, every extra thousand dollars you finance is only about six dollars a month, so beating another buyer by five thousand on the home you love is closer to thirty dollars a month than to a fortune. We date the rate and marry the house: a rate can be refinanced if rates fall, but the home you lost to a competing buyer cannot be bought back. Perspective on the payment is what keeps you from losing the right house over the wrong number.
Buyers try to time the market, usually by waiting for interest rates to fall. The trouble is that every other buyer is waiting for the same thing. When rates finally drop, the buyers who were sitting on the sidelines flood back in at once, and that surge is what turns a calm market into bidding wars and offers over asking. Lower rates also tend to lift prices, so the savings people wait for rarely arrive: they trade a payment they could have negotiated for a seller's market that strips away their leverage. The right time is when your life and your finances are ready, because that is the moment you hold the most power, not the least.
A home can be the most emotional purchase you will ever make. That is precisely why it's my job to be the voice of reason in your corner to ensure you make an informed decision based on the facts, so the emotion is bought with tangible data and not written with a check backed by hope. Some of those facts we settle before we write an offer: the true cost to buy and close on the home as well as the cost to own and maintain the home so the number we put forward is the one you can live with long after the excitement fades. The rest we earn once we are under contract, in the due-diligence period: we begin inspections of the home, shop for insurance, and obtain contractor quotes when needed all while keeping you protected by our contingencies we weave into the contract so we can negotiate and move forward with confidence, or walk away with assurance if the home is not the one it promised to be. Let your heart steer and let the data tell us if we pump the brakes or hit the gas.
