North Central Florida's interior is where the state now converges. Buyers arrive from both coasts, from Central Florida up the Turnpike, and from out of state, drawn by an economy that is affordable, insurable, and lightly taxed where the coast is none of the three. UF Health and the World Equestrian Center anchor a real economy, not a seasonal one.

Where is the North Central Florida corridor?

It is the interior of the state along I-75, anchored by Gainesville (Alachua County) and Ocala (Marion County), with the surrounding ring of Levy, Gilchrist, Dixie, Columbia, Sumter, and Putnam counties.

Why are people moving to the middle of Florida?

The interior is more affordable and more insurable than the coasts, with no state income tax and a capped assessment on homestead property. Coastal homeowner insurance runs a multiple of the inland cost, so the same paycheck buys a drier, insurable address.

Is it a buyer's or a seller's market in the corridor right now?

It depends on the county and the week. Across Florida, single-family supply was about 4.5 months in mid 2026 (Florida Realtors), near the line between a buyer's and a seller's market, and the corridor has been easing that way as inventory rises.
